Why Care?

Fitzroy has a unique neighbourhood character, it's why we choose to live here and why many visit the suburb for business and leisure. We love the neighbourhood character of Fitzroy, its history and heritage, the diversity of the community and its abundance of original and historical low rise homes and businesses.

* Imagined from the only detail of the DPO released to us by BSL. BSL have applied to build 12 storeys. Imagined to provide a sense of the height of 12 storeys.

1. BSL have been disrespectful to everyone in the City of Yarra

 

BSL have directly approached the State Government for a DPO to build their massive tower. A DPO Application is a closed process. There is no community consultation required in a DPO application. The community is disenfranchised. We have no voice.

We are unable to object or suggest amendments as the DPO decision is made, hidden from the public, between BSL and the Department/ State Minister for Planning,.

 

2. Incongruous with the Neighbourhood Character of Fitzroy

 

Fitzroy has a unique history and heritage reflected in its buildings and spaces. Buildings this high are a good fit for Docklands. BSL's tower(s) are out of place in Fitzroy.

 

3. 12 Storeys is high, too high.

 

A 12 storey (approx. 52m) tall building will tower over Gertrude Street, Brunswick Street, neighbouring low rise residential streets and the UNESCO World heritage site next door.

52 metres is around two and a half times the height permitted by the City of Yarra Planning  Scheme and almost three times the height of existing structures on BSL’s site. It is massive.

4. BSL are creating a precedent helpful to Property Developers

If BSL can develop their property in this manner here, in this way, hidden from public scrutiny, then it sets a precedent. Property developers will surely ask why shouldn't they use the same process elsewhere? Why not 52 meter towers throughout Fitzroy?
